Booking Terms and Conditions 

The Contract and Liability

To make it easier to read these T & C’s these are the definitions.
“Deposit” means a minimum deposit of 30% of the total property cost.
“Holidaymaker/s, guests and your” means you and each person occupying the property as declared at the time of the booking. “We, us and owner” means the owner of the property you book. “Property” means the holiday property you book. “You” means the lead person making a booking through us.

1. Placing a booking

On placing a booking, once confirmed by us, the holidaymaker enters into a short-term holiday rental agreement with us. The agreement shall be governed by and construed in accordance with the laws of England and Wales. These conditions shall be deemed to have been accepted by the holidaymaker at the time of completing the on-line booking form, booking by email or by telephone, or when either the minimum 30% non-refundable deposit or full payment for the holiday is received and cleared and the booking confirmed by us.  We reserve the right to refuse a booking without giving any reason.

2. Prices and Payments

The contract is subject to these booking conditions.  We will hold dates provisionally for a maximum of 24 hours for payment to be received, after which time we reserve the right to cancel the reservation due to non-payment.

Once you pay your deposit, you become liable for the balance of the whole amount and this is to be paid 6 weeks before the commencement date of the holiday but may be settled sooner if wished.

If the letting start date is within 41 days of the date of us receiving the booking request, the full amount is payable within 24 hours of the reservation being placed.

Payment is accepted by bank transfer (BACS) or cheque.  There are no charges applicable for the payment method. The quickest and easiest way to pay is by bank transfer over the internet (BACS). To pay by bank transfer (BACS):

We apologise for not being able to accommodate international bank transfers.

A £200 pound housekeeping deposit is payable 7 days before check-in.

We reserve the right to change the advertised prices of any property without giving any notice.   The price of your holiday is fixed when we confirm the booking.  No increase will subsequently be requested, nor any reduction offered if the prices change after the booking has been confirmed.

3. Cancellation Policy

All Cancellations must be notified to us by the holidaymaker in writing via email or postal letter.

We do strongly advise you to take out an independent holiday insurance to cover the booking, as you are liable for the total holiday cost if the booking period cannot be re-let. You accept responsibility for any losses that you may incur as a result of you cancelling the holiday.  We will use our reasonable endeavours to re-let the property in respect of the cancellation requested. If we are successful in a re-let, you will be refunded the amount of the re-letting which may be a lesser amount than you paid.      

If the holiday is unable to proceed due to a Government Order Direction or Advice of Change in Law Affecting Travel to the Property or the Closure of the Property:

In the case of cancellation ordered or legislated by the Government, the booking will be cancelled and a refund of the amount paid less an administration fee of £50 will be made to you by the same payment method that was used.  Alternatively, you will have the option of deferring your holiday to a later date.  Should there be an increase in the rental rate of the week/s chosen then the increase will apply to the deferred booking. We are unable to provide refunds of the difference if the new date is priced at a lower rate. No administration charge will be made for re-arranging the holiday to a later date in these circumstances.

We will not be able to provide a refund if a member of the party or anyone connected to a guest listed on the booking record (all guests comprising the party staying at the property are required to be listed as guests on the booking) either develops symptoms of Corona virus (Covid-19) or any other health issue, is tested positive for Corona virus (Covid-19) or any other health issue, or is told or advised to self-isolate due to Corona virus (Covid-19) or any other health issue or wishes/needs to cancel the holiday for any other reason than those stated in the paragraph above.  We strongly recommend that all holidaymaker’s take out an independent travel insurance to cover themselves for having to cancel their holiday due to any of these risks when they are known risks at the point of booking the holiday.

Our standard cancellation policy will apply for all cancellations for holiday bookings other than those caused by a Government Order Direction or Advice of Change in Law Affecting Travel to the Property or the Closure of the Property

Cancellation due to non-payment of balance:

If a due balance remains unpaid beyond the due date, this will be deemed to be a cancellation made by you.  Any monies already paid such as a deposit, partial payment will not be refunded.  However, if the booking is covered by your holiday insurance cover, reasonable assistance will be given by us to help you make a claim.

If for any reason it proves necessary for us to make a change to your holiday booking by reason of the decision to withdraw the property, then we will refund to you all monies paid to us.  If a cancellation is necessary due to factors outside of our control, for example but not limited to, Government statute recommendation or guidance then the refund due will be less the administration fee of £50 which will be retained by us.  We shall not be under any further obligation or liability in this respect.  Any administration fee charged is to cover irrecoverable administrative costs.

4. Change of Dates of Property Booked

Once a booking has been confirmed by us and you wish to change it then the cost of the new booking date may be different.  No refund will be given by us in the event of a lower price stay.

5. Period of Holiday let

The period commences at 5:00pm on the day of arrival and terminates at 10.00am on the day of departure unless we agree to a different time These times must be respected.  Please be aware that the whole property must be cleaned and prepared during a limited changeover period and any maintenance issues resolved

6. Provision of Keys

It is advised that the key be placed in the key safe when the holidaymakers are out of the property.  Should the key be taken out with the holidaymaker and it is lost then the lock on the property door will have to be changed and this cost will be deducted from your Housekeeping deposit. Keys must be returned to the key safe on check out

7. Use of the Property

The booking shall be deemed to be for the sole purpose of the holidaymakers whose names appear on the booking form. The maximum number of persons allowed at the property is stated in the description and corresponds to the number of beds provided and this must not be exceeded without our prior consent. In the event the maximum number of allowed persons has been exceeded without our prior consent we reserve the right to revoke the booking without any refund and to ask all persons to leave the property immediately.

Only the persons whose names are detailed on the booking form are permitted to stay in the property.

Any visitors that you wish to have to the property must be made known to us and consent given by us.  We have to abide by our own Property Insurance Terms and Conditions and as such the holidaymakers right to occupy the property will be forfeited without compensation if the following conditions are breached:

  1. Should more people then declared to us at the time of booking or before the commencement of the holiday and / or the occupancy number that the property holds, attempt to take up occupation.  This includes any visitors to the property
  2. Any overnight guests not on the booking form are entertained without our permission
  3. Any activity is undertaken which is illegal, or which may cause unreasonable damage, noise, behaviour or disturbance
  4. Should anyone smoke or vape in the property
  5. A dog or pet is brought into the property at any time

Bookings will not be accepted from any person under the age of 18 or from parties of young people or single sex parties of more than 4 without agreement from us

The property and gardens / outside areas are not to be used for parties or events.

8. Care of the Property

Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage. The holidaymakers are required to keep the holiday home and all furnishings, fixtures, fittings and effects in the same state of cleanliness, repair and condition as they were in at the commencement of the holiday and you will be responsible for any damage to the holiday property or the furniture, fixtures, fittings and effects.  Please try to ensure that the property is left clean and tidy, both inside and outside of the property. If anything is broken or damaged please tell us before you leave.

We reserve the right to charge you for the cost of repairing any damage and/or replacing damaged items caused by the holidaymakers during your stay.  This cost will be discussed with you and the amounts will be deducted from your Housekeeping deposit.  Should the cost be greater than the Housekeeping deposit you will be liable for the balance. If any exceptional cleaning is necessary, we will charge you directly by retaining all or part of your Housekeeping deposit.

Please do not assign or part with the possession of the property or any part of it or any item contained in the property or use it other than as a single dwelling for holiday occupation only by the people whose names appear on the booking form.

The holidaymakers must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring property or adversely affect the insurance of our property.

We shall be entitled to deduct from the Housekeeping bond the cost of remedying any breach of the obligations covered in these booking conditions.  We ask that the property is to be left secure with the doors locked and windows shut whilst the holidaymakers are out of the property. We are not responsible for the loss or damage of any holiday’s possessions.

No candles or tea lights are to be used in the property and please do not take the furniture from room to room.

9. Safety Advice

The holidaymakers accept full responsibility for the safety of any children or vulnerable adults in your booking party. A cot, highchair and a safety gate may be available upon request for infants, but the holidaymakers are advised to check the safety of any such items before use.  We will not accept any liability for their misuse or any accident involving them. The holidaymakers are requested to fit the portable stair gate.  You may choose to bring your own travel cot or other children’s equipment / facilities with them for the duration of their stay.

We advise the need to be extra vigilant with: Terraces, railing, small walls and fences or boundaries with gaps. Small children are able to squeeze through gaps and climb up and over any balconies, fences, railing and walls etc. We do not accept any responsibility for any accidents that happen as a result.

Glass doors and windows – these can be difficult to see in bright light please take care not to walk into them.  We ask you NOT to open windows and bifold doors in windy or wet conditions.

Wooden and tiled floors – these can be very slippery when wet and care needs to be taken by those with wet feet, please try to mop up any spillages immediately.

Please use the wood burning stoves and open fires as per the instruction’s displayed if applicable.  We do not accept any responsibility if any of the above advice is not adhered to.

The BBQ is used at your own risk.

10. Right of Access

Should it be necessary, we as the owner of the property shall be allowed the right of entry at all reasonable times during your stay for the purpose of inspection, delivering or collecting an item, or in relation to any necessary cleaning, repairs or maintenance.

11. No Smoking and Vaping Policy

No smoking or vaping at all is permitted in the property or in the property garden, patios or on any terraces.  If you smoke outside, the door to the property must remain closed to prevent smoke ingress. All butts must be removed.

12. Use of Complimentary Toiletries and Cleaning Materials left in the Property

Handwash is provided in the property however whilst every effort has been made to ensure it is hypoallergenic, use of this item is at your own risk and no responsibility will be accepted for any adverse reaction. The use of any cleaning materials that may be left in the property are also at your own risk.  Eating or drinking any foods or beverages, cooking with any products that may have been left are all at your own risk.

13. Website and Advertising Information

We will take every care to ensure the accuracy, both written and verbal, of the property, the locality and local amenity details. All information on the website, on third-party websites, in printed material and provided in email or verbal communications is given in good faith and is believed by us to be correct at the time of issue. However, we cannot be held responsible for changes beyond our control which may become known after writing and going to press.  Prices provided are valid only for the day they are issued.  Our description of the property shows the amenities that the property has. We cannot accept liability for happenings outside our reasonable control such as the breakdown of a domestic appliance, Wi-Fi, heating systems, plumbing, wiring, temporary invasion of pests, interference visually or audibly from neighbouring buildings works, damage or inconvenience resulting from exceptional weather conditions.

If there is a breakdown of any of the utility services at the property during the holidaymakers stay (i.e. heating, electrics, broadband, etc we will endeavour to get the problem fixed as soon as possible and will take any appropriate steps to provide an alternative source of heat/power if possible. No refunds will be provided for any loss of amenity in this respect.  Any appliance that breaks down will be repaired / replaced as quickly as possible.

14. Broadband Internet Access

The broadband internet access is offered as a facility, it is offered on a complimentary basis and is not guaranteed to always be available or at the speed that the holidaymakers may be used to.  You are not permitted to download large files, games or stream films / data and your use of the internet is conditional upon it being used for legal purposes only.  If large downloads are carried out exceeding the limits in place, you may be charged for any excess imposed by the internet service provider.  If we are made aware in advance of your holiday of the service becoming unavailable or inaccessible for any reason, we will advise you so that you can make alternative arrangements for internet access.  Please be aware however that we may not always be aware there is a problem and as such we cannot take any responsibility for this when is entirely outside of our control.

15. Complaints

If you have a genuine complaint in respect of the property, then this should immediately be reported to us.  Complaints which are not reported immediately, during the holiday, will not be considered subsequently and certainly not after the end of the rental period. We must be given the opportunity to rectify any problem identified by the holidaymakers during their stay.  No correspondence will be entered into in respect of complaints made on the day of departure or after your return home, when no opportunity has been provided for us to rectify the problem.

16. Data Protection Act 1998 and Privacy Policy

All personal information supplied to us will be treated in confidence and will not be disclosed to any third parties except where required by law. To provide a service, this information will be held in our data. The only persons permitted to access the information contained in our systems are those authorised by us
